Australia Land Tax Calculator (NSW)

Estimate NSW Land Tax on investment or non-exempt land holdings.

This is an estimate for general informational purposes only, not tax or legal advice. It uses New South Wales general and premium land tax thresholds only — other states and territories (Victoria, Queensland, etc.) have their own separate land tax thresholds and rates. Your principal place of residence is normally exempt and should not be included in the land value entered.

NSW Land Tax applies to the total unimproved value of land you own above the general threshold (your principal home is normally exempt). A flat charge applies up to the premium threshold, plus 2% above it, and a higher marginal rate above the premium threshold.

Example

  • With the default values shown above, this calculator returns: Estimated Land Tax ≈ AUD 6,900.00.

Frequently Asked Questions

Does my land tax use only NSW rates?

Yes — this calculator applies New South Wales Land Tax thresholds and rates specifically. Victoria, Queensland and other states each set their own separate thresholds and rates.

Is my home included in taxable land value?

No — a principal place of residence is generally exempt from NSW Land Tax; this calculator is intended for investment properties and other non-exempt landholdings.
